Cost reduction for Viennese tenants: Check operating costs for free now!

The City of Vienna has launched an extremely attractive offer for all tenants: a free operating cost check. Through this initiative, homeowners can have their utility bills checked and save money. Deputy Mayor Kathrin Gaál emphasizes how important this service is, as errors in billing occur frequently and are often to the detriment of the tenants. The support is accessible to all Viennese and is offered both in person and online.

The operating cost statements must be sent to the tenants by June 30th of each year at the latest, either by post or on a notice board in the building. The checks can be carried out retroactively for up to three years, which enables tenants to check the accuracy of old invoices. Errors can lead to both unexpected back payments and credits, which is why careful checking is advisable.

Important information about operating costs

Operating costs include ongoing costs that arise for operating a residential building. These include, among others:

  • Entrümpelung von herrenlosem Gut
  • Schädlingsbekämpfung
  • Kehrgebühren
  • Strom für Beleuchtung und Gemeinschaftsanlagen
  • Verwaltungshonorar
  • Müllabfuhr
  • Hausreinigung

However, maintenance work, such as repairs or maintenance, may not be billed as operating costs. If the billing is over two euros per square meter, we recommend checking it more closely. Tenants have the right to view detailed invoices and receipts.

If you are not sure whether your own billing is correct, you can use the Vienna operating cost calculator, which is available on www.betriebkostenrechner.wien.at is available. This offers current and historical reference values with which the plausibility of your own calculation can be checked. Discrepancies should be clarified to avoid unnecessary payments.
