Foreclosure auction in Vienna: Landstrasse expects record prices!

A special event is coming up soon in the heart of Vienna: On December 10th, an apartment building at Löwengasse 40 will be put up for compulsory auction. This building, already known as Derby on Landstrasse, has an estimated value of around 2.6 million euros. The minimum bid starts at around 1.3 million euros, which could be a tempting offer for clever investors. It is therefore advisable to take a look at the on-site viewing date on December 9th to get a better picture of the property.

The house covers an area of around 1,200 square meters and houses 15 residential units. Around one in three apartments are rented for an indefinite period, and another third are currently vacant. Anyone who purchases the property can expect a possible income value of around 2.56 million euros. However, extensive renovation costs of around 1.1 million euros must also be accepted, as the condition of the building was classified by the court as “medium” and urgent maintenance measures are required. The uncertainties surrounding the implementation of four notices from the MA37 construction police round off the challenge and should not be ignored by those interested. MyDistrict reports on the extensive framework conditions of this auction.

Real estate market in transition

This compulsory auction comes at a time when the Austrian real estate market is undergoing exciting change. According to a recent study by E&Y there are significant changes in trends and prices. Real estate is particularly popular in urban areas, which should encourage potential investors to take action. Those interested should keep a close eye on market developments, as prices often show unexpected jumps.

Investing in real estate like the apartment building mentioned above could therefore turn out to be a smart move. The return is impressive, even if there are initially considerable renovation costs. In the best case scenario, you have demonstrated a good hand with a smart purchase and secured the right property at the right time.

What makes the property special?

The location on Löwengasse is certainly attractive for tenants. Nearby transport connections, shopping opportunities and leisure activities are ideal. This could also be the reason why the clearly vacant apartments have potential for future rental. The right restructuring measures and sensitive management could be worth their weight in gold.

At a time when many new, innovative solutions are being tested in the real estate sector, it is once again clear that the acquisition of property will remain a central issue for many people in 2025. Although the challenges are great, those who approach it with a clear plan and a certain degree of risk also face attractive new opportunities.
