The allotment garden boom is in full swing in Vienna. Since 2020, the prices for allotment plots have risen by a whopping 80 percent. Buyers currently have to expect an average of around 850 euros per square meter, as Die Presse reports. A pleasing deal for sellers, because this price increase is particularly noticeable when you look at the prices of the last five years: from an average of 475 euros per square meter (2015 to 2019) to 853 euros (2020 to 2024).
The demand for these green oases is unbroken: allotment gardens not only offer people in the big city a place to retreat, but are also increasingly seen as valuable investment properties. According to an analysis by IMMOunited, there were recently around 165 transactions per year, with the majority of buyers and sellers being private individuals. A good 62 percent of sellers are private and 97 percent of buyers are private, which has a strong influence on the market.
Price differences depending on the district
Where are the most expensive allotment gardens? The answer is clear: you have to expect the highest prices in the districts of Ottakring, Döbling and Donaustadt. In contrast, there are still some bargains to be found in Liesing, Hietzing and Floridsdorf. These price differences should not be underestimated and should be taken into account when purchasing a plot of land.
The private market continues to dominate events: an increase in private sellers from 55 to 62 percent in the last five years shows that more and more people are offering their smaller piece of land in the countryside. At the same time, the proportion of commercial providers has fallen, which underlines the attractiveness of private sales. The trend towards private sales has been going on for a decade.

This development is no coincidence, as allotment gardens are becoming increasingly popular. The rising prices testify to the intimate connection that Viennese have with their garden plots.
