In 2024, the Vienna real estate market broke several records, but one sale in particular stands out: an office building in Favoriten changed hands for an impressive 12 million euros. This building at Dampfgasse 53-57 has a total area of 2,315 square meters and includes both 1,609 square meters of building space and 706 square meters of outdoor space. The seller was the well-known “S IMMO AG”, while “Alexandros Immobilien GmbH” acted as the new owner. The purchase contract was signed at the end of December 2023 and the entry in the land register took place in January 2024, as Vienna.at reports.
Developments in the real estate sector show that Vienna continues to be considered a hotspot for lucrative business. Throughout 2024, the city recorded the highest real estate prices in Austria. An office building in the 3rd district was sold for a breathtaking 158.5 million euros. In the first district, an apartment building changed hands for 127 million euros. This trend suggests that demand for real estate in the city remains high, which is also reflected in the sales figures of various property types. The press reports of a booming market in which even single-family houses in Tyrol are being sold at record prices, as the example from Jochberg shows, where a house changed hands for an impressive 34.68 million euros.

The statistics show that most residential property transactions took place in the districts of Graz (2,283), Linz (1,071), Innsbruck-Land (1,070) and Salzburg-Stadt (1,054), while the Donaustadt in Vienna is also well represented with 953 transactions. These figures show that the real estate market is flourishing across the country.
