Rental price explosion in Vienna: One in four Viennese is looking for a new apartment!
In Vienna, the search for a new apartment is currently an urgent issue for many people. According to a current study by ImmoScout24, one in four Viennese is actively looking for a new place to live. Behind these numbers lies a growing dissatisfaction with current living conditions, which is reflected in high rental prices and changing living situations. This reports Today.
There is a clear trend following the demand in the federal capital: around 35% of survey participants state that they want to move due to changes in their life situation, such as a new family or separation. Another quarter are looking for an apartment because the current accommodation is simply too small. In addition, 22% of those surveyed want to switch from renting to owning their own home, which marks an increase of 20% compared to the previous year.
High costs and diverse offers
Rental prices in Vienna remain a massive problem. An example clearly illustrates the situation: a 69 square meter apartment in the 20th district currently costs 2,400 euros rent. In Austria's highest residential project, the Danube Flats, you have to expect a total rent of 3,200 euros for a 62 square meter apartment on the 38th floor. These exorbitant prices increasingly exclude normal earners and make the search for real estate a real challenge.
There are a variety of new building projects in Döbling, which are a colorful mix of rental and purchase options. For example, in the Real estate scout24 some attractive offers listed. Prices vary greatly:
- Wohnen beim Währinger Park: ab 245.000 €, 40,17 – 57,46 m²
- finest – Neubau & Roof-Top: ab 1.239.000 €, 104,51 – 294,09 m²
- WINZENZ – Genussvoll Wohnen in Nussdorf: ab 1.374,92 €, 45,51 – 153,4 m²
- Waterline – Luxus pur: ab 453.700 €, 60,96 – 308,11 m²
- Am Hain – Ruheoase: ab 820.000 €, 72,77 – 111,9 m²
The demand for such housing offers has remained, but there is less movement compared to previous years. Fewer people are currently planning to move house than in the past, even though 60% of those looking for a home are considering buying a property. However, costs remain a key issue, especially in a city like Vienna, where 22% of apartment hunters say they are looking because of high prices, down 8% compared to last year.
The situation is clear: high rental and purchase prices are putting many Viennese under pressure. The hope remains that something will change in the housing market soon and that the search for a place to live will become easier for more people. A balanced mix of social housing and market offerings could contribute to some relief here.
