On July 10, 2025, BIP Immobilien Development GmbH celebrated the topping-out of its residential project at Grillgasse 12, in the heart of Vienna Simmering. With the completion of the shell, which includes 49 rental apartments and a business premises, a new, attractive living space will be created. The celebration, which was attended by several project participants as well as representatives of the City of Vienna and partner companies, underlined the cohesion and commitment to sustainable development in the region. OTS reports that the project has already been sold to an investor as part of a forward deal.
A look at the furnishings shows that the new apartments meet the highest standards. They are made of high-quality and durable materials and have a central heat pump for heating supply. A photovoltaic system on the roof provides environmentally friendly electricity. There is also a garage with e-charging infrastructure for electric cars and bicycles. All apartments offer private outdoor spaces, including gardens, balconies and terraces. The apartments on the top floor are also equipped with air conditioning – a real oasis of well-being! Real estate editorial team added that this building represents the second groundbreaking of the project within a few weeks, after that of Schimmelgasse 5.

Particular attention is paid to the sustainability of the project, which was impressively emphasized by Sebastian Unger, Managing Director of BIP Immobilien. At the celebration, Thomas Steinhart, the district leader of Simmering, emphasized the importance of sustainable and modern living concepts for the quality of life in the city.
