Creative minds wanted: Wildgartenhaus in Meidling calls for an idea trip!
Something exciting is happening in the heart of Meidling: The completely renovated, listed Wildgartenhaus is looking for creative pioneer users who will bring a breath of fresh air into the rooms. The ARE URBANIQ initiative offers young companies and committed offices the opportunity to realize their innovative ideas in a special atmosphere. From co-working spaces to pop-up cafés, there are no limits to your imagination, as long as the concept fits into the 'Wildgarten' urban district. We are particularly looking for ideas for long-term use so that cultural and economic life in the district flourishes.
The total area is around 335 m², divided into a workshop, a multifunctional room and the Wildgarten salon. These rental spaces are not only move-in ready, but also barrier-free accessible. And best of all: the rental conditions are extremely attractive. In the pioneering phase from 2026, the price is only 4 euros per m², but will rise to 6 euros by 2029. Those interested must expect to pay 7.5 euros/m² for the Wildgarten salon, although a profit share is also due for annual sales of 7,500 euros or more. In addition, there are operating costs of 3 euros/m² plus VAT.
Important dates and information
The rental period is four years, with the possibility of extension and the option to leave after the first year. The start of use is planned for January 2026. If you are interested, you should note the following viewing dates:
- Donnerstag, 9. Oktober 2025, 9 und 10 Uhr
- Dienstag, 14. Oktober 2025, 16 und 17 Uhr
You can register easily via email at call@kreativeraeumewien.at. Further details can also be found on the project homepage: wildgarten.wien/salon-wildgarten.
Legal aspects of monument protection
However, renting listed properties is not without its challenges. This is where a comprehensive understanding of the legal framework comes into play. Listed properties are characterized by their historical, artistic or urban significance and are subject to special laws and regulations that must be adhered to. Landlords are obliged to disclose the monument status in the rental agreement, otherwise there may be legal consequences, such as kanzlei-herfurtner.de explained.
In order to preserve the educational and cultural-historical values, every structural measure must be approved by the monument protection authority. This applies not only to renovation work, but also to changes in use within the building. It is therefore advisable to obtain approval from the relevant authorities for DIY projects or structural changes in order to avoid unpleasant surprises. Otherwise, you may face dismantling instructions or even fines objego.de informed.
It can also be worthwhile for landlords to manage listed properties from a financial perspective. Among other things, you benefit from tax advantages, including the deductibility of maintenance and modernization costs. There is also public funding for renovation measures, which can be applied for under certain conditions.
So if you want to start a creative project, you have an exciting opportunity at the Wildgartenhaus in Meidling. The prerequisites for a successful start are there, and creative minds are more than welcome!
