New residential paradise in the third: 2,000 apartments and green oases!
In the middle of the vibrant life in Vienna's third district, the “Village in the Third” project is creating a true residential oasis. This new building project extends over 11 hectares and offers not only around 2,000 apartments, but also office and commercial space as well as educational and care facilities. ARE Austrian Real Estate, in collaboration with the City of Vienna and wohnfonds_wien, has realized a sustainable development here that focuses on both quality of life and ecological aspects. A real highlight is the impressive Bert Brecht Park, which offers over 2 hectares of green space for relaxation and leisure.
The newly planned construction site 13, which shines with modern architecture, plays a central role. There are 143 condominiums here, the areas of which vary between 45 m² and 110 m² and which are offered in 2 to 5 room versions. Two business premises and ten optionally available hobby rooms also make the offer here particularly attractive. Completion of the entire project is scheduled for summer 2027.
Sustainability in focus
In the Village on the Third, the focus is on environmentally conscious energy supply. The most modern technologies are used: geothermal probes and heat pumps provide heating and cooling, while photovoltaic systems provide renewable electricity. The underfloor heating and innovative component activations ensure a pleasant indoor climate. Another advantage is the efficient pendulum ventilation with heat recovery and a district heating connection, which contribute to the building's high energy efficiency.
The apartments themselves impress with an upscale material concept, including high-quality parquet and design-oriented tiles. Particularly noteworthy are the floor-to-ceiling wood-aluminum windows, which not only offer security, but also ensure a bright and friendly atmosphere. Security features such as WK3 entrance doors and burglary protection windows round off the well thought-out concept.
A community project with exemplary character
But something is not only happening in the Third District. Attractive living space will also be created on the North Station site. “Co-Housing Vienna” sets standards for communal and sustainable living in Vienna. This project, completed in 2013, offers 39 residential units and undergoes a participatory planning process. The focus is on creating a self-organized community that also takes individual needs into account.
The special construction of this project was even recognized with the EUmies Awards 2015. With community gardens, the use of alternative mobility systems and shared ownership of the building, this model is not only ecologically sustainable, but also open to a wide range of generations and cultures.
Architecturally, attention was paid to almost passive house standards, which is supported by mechanical ventilation, temperature-controlled systems and a photovoltaic system on the roof. The main challenges lay in creating individual design options within the community while still ensuring a harmonious overall impression.
In summary, it shows that Vienna is on the right track when it comes to quality of living and sustainability. Whether in the Village in the Third or in the Co-Housing Vienna – the new projects offer space for quality of life, community and future-oriented living that is highly valued in every respect.
