In Vienna-Döbling, attentive passers-by ensured an unexpected turn in a construction project that was to be implemented in the protected area of the forest and meadow belt. At Salmannsdorfer Höhe 7, walkers discovered unusual deviations from the approved building permit and then turned to Franz Rath (SPÖ), the deputy chairman of the building committee. His intervention and the subsequent review of the construction site led to an immediate construction stop.
The property in question is located in the Wienerwald worth protecting, directly adjacent to the popular destination, the Häuserl am Stoan. This area, which is classified as part of the so-called SWW area, basically has to struggle with a construction ban, only a few exceptions are permitted. In 2021, renovation work was originally requested and approved for the construction site, and only the construction of a simple scales with a roof window was intended.
Unexpected buildings and legal framework conditions
However, the building inspection stated building sins: the new building was about 0.20 meters longer than approved, the veranda showed a deviation of around 1.20 meters, and the dormer in the gallery also did not correspond to the permits. It is noteworthy that a basement that was feared in the course of a larger construction project could not be determined. The authority has now placed an order to remedy these defects.
It remains to be seen whether the construction work that will actually be demolished will be demolished, since a new application for subsequent approval is currently pending. The situation shows once again how important the work of the building supervisory authorities is. These public administrative authorities, as they also exist in other countries, are responsible to ensure that construction projects comply with the applicable regulations and do not provide any dangers to public security. They monitor compliance with building permits and can carry out interventions in violations, from requirements to fines in order to maintain public order.
