The cityscape of Vienna is changing: two new residential projects are being realized in Währing and Penzing, which will not only increase the quality of living but also focus on sustainability. The property developer 3SI Immogroup, in close cooperation with Neumayer Projektmanagement GmbH and the Habau Group, gave the official starting signal for the two projects “The Superior” and “The Symbiosis” with a double groundbreaking ceremony on November 12, 2025. Leadersnet reports that these projects are entirely in line with Vienna's current urban development strategy.
“The Superior” will be built at Leschetitzkygasse 91. 11 exquisite residential units are being built here, covering a wide spectrum with apartment sizes between 55 and 305 square meters. Numerous amenities are available for future residents, such as private pools and elegant wine cellars. And best of all: the spacious terraces offer a fantastic view over the rooftops of Vienna.
Living in the countryside and energy efficiency
The second project, “The Symbiosis,” will take place at Meiselstrasse 79 and will include 21 condominiums. These units range in size from 30 to 150 square meters and are characterized by their ecological features. The use of an energy-efficient air heat pump is implemented here as well as underfloor cooling and oak parquet floors. Private open spaces such as gardens, terraces and balconies also create a high quality of life.
With its Smart Climate City strategy, the city of Vienna is focusing on the longevity, flexible usage options and energy efficiency of the new buildings. New buildings, as well as existing buildings, are planned to conserve resources. These initiatives are part of a broader vision that includes, among other things, the use of environmentally friendly energy sources. Funding programs not only support owners, but also low-income people. Smart City Vienna emphasizes that such modern living concepts are the key to sustainable urban development.
High quality living space in the city
The managing directors of 3SI Immogroup, Stephan Pasquali, Neumayer Projektmanagement GmbH, Markus Neumayer, and Habau Group, Hubert Wetschnig, emphasize the importance of efficiency and cooperative cooperation within the construction phase. The focus on exceptional living spaces combined with architectural quality is intended to set a new standard of living in Vienna.
But this is not the only major construction project in the city. The Seestadt Aspern is considered one of the largest and most sustainable urban development areas in Europe. Here too, great emphasis is placed on conserving resources, for example through the use of excavated material from the sea and the recycling of concrete. Smart City Vienna reports that 280,000 truck trips have been avoided and 6,000 tons of CO2 emissions have been saved. Another focus is on switching from gas heating to CO2-neutral alternatives.
