In Simmering, one of the most dynamic districts of Vienna, an exciting construction project is in the starting blocks. A new residential building with 49 apartments is to be built at Rinnböckstrasse 20 and Simmeringer Hauptstrasse 19 in the coming months. The venerable, very run-down building, which currently looks more like a field of broken glass, will be demolished to make room for contemporary living space. The project was planned by Projektentwicklungs GmbH Rinnböckstraße 22, which belongs to “Peter Pilz Partner”. The responsible authority, the MA 37 - Building Police, has checked the condition of the old building and has not yet identified any danger. To protect residents, the owner has already taken measures such as locking the door and removing dangerous glass splinters. An employee of the developer also monitors the condition of the building and will initiate further safeguards if necessary.
Modern living quality in green surroundings
The new residential project is not only intended to create new apartments, but also relies on environmentally friendly and modern construction methods. The construction project includes a total of 1,827 square meters of living space with facade greening and high-quality materials, as oerag.at reports. From 1 to 4-room apartments are being planned, which will be elegantly furnished and have modern kitchens and elegant bathrooms with Duravit sanitary fittings. Thoughts on energy efficiency were also incorporated into the planning - a heat pump with a deep borehole and a photovoltaic system ensure an environmentally friendly energy supply.
The apartments not only offer space to live in, but are also tailored to the needs of the residents. With storage rooms, parking spaces for bicycles and strollers in the basement as well as elevator access, the project shows a clear focus on living comfort. Leisure activities should not be neglected either: a games room and a garbage room are planned on the ground floor. This project should therefore be a real benefit for the residents of Simmering.
Part of a larger housing offensive
But the project in Simmering is just one component of a broader initiative. The Vice Mayor and Housing Councilor Kathrin Gaál launched the Vienna Housing Offensive 2024+, which aims to overcome the challenges of the housing market. These include rapid population growth, the climate crisis and rising construction costs. According to wohnberatung-wien.at, around 16,100 subsidized apartments are already being planned or under construction and an additional 6,100 subsidized apartments will be added through developer competitions at eight locations.
The ambitious goal is a total of around 22,200 socially sustainable apartments in the next few years, which will benefit the people of Vienna. The construction volume and funding available for these projects demonstrate the city's commitment to working with non-profit housing developers to ensure the affordability of living in Vienna. The competitions rely on ecological concepts in order to design the living space not only commercially, but also sustainably and responsibly.
