Key handover in VILLAGE IM DRITTEN: A new home for many!

June 25, 2025 was a big day for Vienna, as the first keys for apartments in the newly founded city district were handed out VILLAGE IN THE THIRD were handed over. Mayor Michael Ludwig, ARE managing director Gerald Beck, wohnfonds_wien managing director Gregor Puscher and district manager Erich Hohenberger were on site and were happy to hand over their new living space to the first residents. The overall project, which is being implemented in the 3rd district, is characterized by its climate-friendly and socially sustainable orientation.

The VILLAGE IM DRITTEN includes a total of 2,000 apartments, office and commercial space as well as local amenities and educational institutions, including kindergartens. All of these elements are grouped around the spacious Bert Brecht Park, which, at two hectares, forms the central green space of the district. The first two residential projects, “Stadtregal” and “PEAK HOMES”, which have already been completed, offer a total of 189 residential units.

Diversity and sustainability in focus

The architectural diversity of the 17 construction projects ensures that there is space for different needs and life situations. Around 750 subsidized residential units are to be built by 2027, including in the form of subsidized rents, SMART apartments and the innovative NEW community building. Particular attention is paid to creating affordable living space - a significant advantage in a city where living space is becoming increasingly expensive.

In addition, the district is complemented by a sustainable energy system consisting of 500 geothermal probes, rooftop PV systems and heat pumps. This means that up to 80 percent of the heating energy can be obtained from local sources, which not only benefits the environment but also reduces operating costs. These approaches to energy production are part of a larger initiative to promote environmentally friendly lifestyles, which is becoming increasingly important in modern urban development.

Urban challenges and solutions

Sustainable urban development is caught between ecological, social and economic challenges. How Reports show, the urban population has been growing worldwide since the beginning of the 21st century. United Nations forecasts expect that up to 70 percent of people will live in cities by 2050. This brings with it a variety of requirements. In addition to creating living space, the quality of living conditions must also be ensured, which requires further investment in infrastructure and full services.

Viennese projects like VILLAGE IM DRITTEN are central elements in the implementation of these visions. Approaches such as a focus on social sustainability and the involvement of community institutions ensure that the needs of disadvantaged groups are also taken into account. It is important here that collaboration between different disciplines such as architecture, urban planning and social work succeeds in order to improve the quality of life for everyone.

Overall, VILLAGE IM DRITTEN not only offers a new home for the first residents, but also takes an important step towards future-oriented, sustainable urban development in the heart of Vienna.
