New residential paradise: Village in Third wins architecture prize!

In the heart of Vienna's third district, a true gem of modern architecture is being built: the “Village in the Third” project. This urban development design at Otto-Preminger-Straße 16 and Hilde-Güden-Promenade 7 covers more than 11 hectares and will provide space for around 2,000 apartments in the future. The developer, ARE Austrian Real Estate, is implementing this project in close cooperation with the City of Vienna and wohnfonds_wien. Completion is planned for 2027, and the anticipation of this innovative residential area is already palpable. Today reports on the diverse offerings that the project has to offer: office and commercial space as well as childcare and education facilities. Local supplies are also not neglected, so that future residents will find everything they need for their daily needs in the immediate vicinity.

Residents can also look forward to spacious green spaces. The Bert Brecht Park, which covers over two hectares, offers space for relaxation and play. The architecture of the project is characterized by two trapezoidal buildings that are connected to each other by an underground car park. In the 126 condominiums, the future units can be secured with fine parquet floors, tiled bathrooms with modern showers and an extensive technical infrastructure. Particularly noteworthy are the sustainable energy supply measures with an energy network and photovoltaic systems.

Innovative power and sustainability

Another reason to be happy: “Village im Third” was recently awarded the State Prize for Architecture and Sustainability. It is one of the five prize winners out of 74 submissions, an achievement that was recognized by both Federal Minister Andrä Rupprechter and the jury led by Prof. Roland Gnaiger. According to Gnaiger, the project impresses with its functional offerings and architectural charm. It is run by an association of owners who place great value on sustainability in the urban environment. One-on-one highlights that the jury evaluated both the ecological and energy performance based on the klimaaktiv building standard.

But the benefits don't stop there. The transport connections are excellent: passengers can reach tram lines 18 and 71 in just two to three minutes, and the St. Marx S-Bahn station is also just around the corner. It's even quicker to get to the main station - that's just a seven-minute tram ride. For trips into the city, there is a direct connection to Stephansplatz, which can be reached in around 20 minutes.

Diversity and quality of life

The project not only offers excellent connections to local public transport, but also an extensive range of leisure activities. Cultural highlights such as the Belvedere, the Botanical Garden and the Hundertwasserhaus are in the surrounding area. The Prater and the Danube Canal are attractive recreational areas for sporty and nature lovers. This not only creates a modern living space, but also a lively environment for its residents. Vienna.gv.at Economy, quality of life and recreational areas are combined here and offer an incomparable standard of living in one of the most beautiful cities in Europe.

The “Village in the Third” not only creates a residential complex, but also creates a completely new lifestyle. The combination of sustainable construction, modern amenities and a first-class location gives hope that this project will be a real hit in the Vienna real estate market.
