Waiting for the elevator: Strache demands immediate repairs in the Karl-Seitz-Hof
The tenants in the Karl-Seitz-Hof in Vienna-Floridsdorf have huge concerns: the elevators in the Volksgarage have been a nuisance for years. How dfz21 reports, the situation has now worsened. While one elevator has been breaking down on and off for almost a year, the other has been out of service for almost a decade. This puts many residents, especially older people, in a difficult position as they often have to walk up to seven floors.
The call for change
District Councilor Heinz-Christian Strache has now pulled the emergency brake and is calling for immediate measures to examine and remedy the grievances in the Karl Seitz Garage. His application was approved by the district council, but the Greens voted against it. Even though the operator of the garage, the BOE, emphasizes that there was a technical problem with the emergency call that has since been resolved, it remains uncertain when the second elevator will be operational again.
As the Krone reports, the tenants are upset about the operator's poor communication. BOE is only offering 20 euros as compensation, while at the same time the monthly fees are to be increased to over 115 euros. Tenants have also learned that the elevator, which has been broken since 2014, cannot be used because of “water in the shaft.”
Technical breakdowns and their consequences
Since its construction, the underground car park has repeatedly struggled with groundwater and water damage. The elevator engines are installed on the lowest floor and are therefore particularly susceptible to damage. After massive rainfall, the elevator motor was damaged and the necessary parts need to be produced, further delaying the repair. However, BOE promises that the repair of the required parts should be completed by the end of January.
Rights of tenants
The situation in Vienna also raises questions about the rights of tenants. How tenant rights informed, under certain circumstances tenants have the option to request the installation of an elevator. In principle, the rights of tenants in such cases depend on contractual agreements, the right to modernize and accessibility. It is advisable to collect extensive evidence, such as photos of the stairs and entrances or written requests to the landlord, in order to strengthen your own position.
In an emergency, if discussions with the landlord fail, legal action at the local court is often the last resort. Care should be taken to adhere to deadlines and secure important documents. The frustration of the tenants at Karl-Seitz-Hof shows how important these legal options are.
Overall, it remains to be seen whether the required measures will lead to a quick solution to the lift problem. In any case, the tenants are hoping that their living situation will return to normal soon and that the elevators in the Karl-Seitz-Hof will start working again - because for many this means a lot of relief in everyday life.
