New residential project in Donaustadt: 10 apartments already sold!
Something is happening in the Danube city! The start of two new residential projects is in the starting blocks and promises a harmonious combination of urban living and a quality of life close to nature. Glorit has announced an ambitious construction project that will be realized in Tamariskengasse. It combines modern, sustainable requirements with high-quality furnishings and is already being well received by potential buyers, as four out of ten units have already been sold, even though the market situation is currently challenging. In the spirit of contemporary living, the project offers apartments with two to four rooms, as well as generous open space with ground floor apartments that have private gardens as well as terraces on the upper floors and exclusive penthouse variants.
As ad-hoc-news.de reports, a sustainably oriented energy supply is ensured by heat pumps and a photovoltaic system on the roof. In addition, future residents can look forward to energy-efficient ceiling cooling and individually adjustable underfloor heating. The development not only enjoys the advantages of a great location, proximity to the Obere Mühlwasser and the Donau-Auen National Park, but is also well connected - the U2 station “Donauspital” is only three minutes away by bike. It remains to be seen how the whole thing will develop until the planned completion in 2026, as the construction time is between twelve and fifteen months.
Innovative living space from INVESTER and PORR
But the joint venture between INVESTER United Benefits and PORR also did more than just break ground. A project with an area of around 5,200 square meters is being launched on Donaustadtstrasse. The plan includes a total of 248 privately financed rental apartments and covered autonomous commercial units. With 13,400 square meters of residential space and an additional 2,000 square meters for commercial use, the developer hasn't made things easy for himself. The targeted completion date is the end of next year, 2026.
With the immobilien-redaktion.com the innovative approach of the building concept becomes clear, which not only relies on geothermal probes and heat pumps, but also on photovoltaic systems. Thirty percent of the flat roofs will be covered in greenery, which not only improves the microclimate but also gives the project a green touch. It's not just the number of apartments that is impressive: all units have private open spaces so that tenants can add balconies or terraces to their homes.
Proximity to nature and infrastructure
Another advantage of the planned residential units is the connection to the public transport network, which can be easily reached via bus line 26A and cycle paths. The location is also characterized by its proximity to local recreation areas such as the Lobau or the Old Danube. The architects from Soyka/Silber/Soyka, in collaboration with all the other project partners, have created a concept that mixes the requirements of modern living space with a high level of quality of life.
Both projects contribute to the positive development of the Danube city, which has established itself as the district with the strongest construction activity in Vienna for several years. It remains exciting to see what other projects will follow in the coming years.
