New builder model: Invest in subsidized apartments in Simmering!

There is exciting news in the vibrant city of Vienna for everyone who wants to invest in subsidized apartments. IFA AG has launched a new builder model at Kopalgasse 11 in Simmering. Interested investors can now participate in this promising project. The need for affordable housing in Vienna is high, as the IFA's previous models also prove. The IFA was already able to realize an impressive investment volume of 38.6 million euros in Floridsdorf with the “Baumstadt 1” and “Baumstadt 2” projects. Construction of the first buildings is scheduled to start this year, and around 300 apartments are expected to be completed by 2029, as Wiener Bezirksblatt reports.

The current project provides for 41 subsidized rental apartments, which are located in the immediate vicinity of the U3 stations Enkplatz and Zippererstraße. The investment takes place via a limited partnership (KG), which represents an interesting opportunity for investors. The minimum investment is 14,960 euros per year and can be paid over three years when taking out the loan. The planned return is also exciting, which should be around 6.2 percent per year after the end of the funding phase, according to the IFA.

Comprehensive service package for investors

Another plus is the comprehensive service package that IFA AG offers. Everything is covered, from project conception through the construction phase to leasing and ongoing support. Tax benefits and public subsidies are also part of the offer, which makes the whole thing even more attractive.

The system of subsidized housing projects in Vienna has become established, not least thanks to the many years of experience of IFA AG. The company has been a leader in real estate investments since 1978 and manages over 4.1 billion euros for more than 8,000 investors. With around 500 projects implemented, IFA knows how to make good business out of the demand for affordable housing.

But why is subsidized housing so important? Vienna has established itself as a pioneer in social housing through forward-looking planning and efficient use of funding. This is also reflected in the quality standards that are maintained in subsidized apartments. Currently, almost half of the subsidized apartments are being built as particularly affordable SMART apartments. The Vienna Housing Advisory Service plays a central role in ensuring social mix and ensuring that new buildings are allocated widely. In each construction phase, at least a third of the apartments are reserved for Wohnberatung customers, as Wohnberatung Wien explains.
