Six new old building highlights: apartments available in the heart of Vienna!

Today it's about the exciting world of old apartments in Vienna. 3SI Immogroup has now started the sale of six new old building projects in popular locations in the city. A total of over 60 apartments are available, ranging from lovingly renovated Wilhelminian style gems to units with lots of design potential. Managing director Claus Schmidt emphasizes the variety and quality of these properties, which are particularly attractive to those who appreciate the Viennese lifestyle.

The projects focus on districts 2 and 3, specifically in Leopoldstadt and Landstrasse. Particularly noteworthy is Schüttelstrasse, where the new apartments are located with a view of the Prater and in close proximity to the city center. Renovated apartments are also available on Hagenmüllergasse, and loft conversion projects are already being planned that will provide even more living space. There are also 15 condominiums at Familienplatz in Ottakring, ideal for families.

Prices and developments in the old building sector

But what about the prices? A current study by TU Wien shows that the median price for apartment buildings in Vienna has risen from 573,400 euros in 2000 to an incredible 3.5 million euros in 2022. This 511% increase contrasts with a consumer price index increase of just 62% over the same period. The buyer structure has also changed - companies are buying more and more, while private individuals are losing significant market share.

The pressure on tenants has increased. Long-established tenants are often pushed out by physical and economic pressure. These include neglect of maintenance, excessive costs and unjustified terminations. Those affected are often faced with the challenge of defending themselves in a timely and sustainable manner. Tenant organizations provide support here with advice and, for example, through the free old building rent check from AK Wien, which ensures that no excessive rents are paid.

Tenant strategies against displacement

To counter the increasingly aggressive pressure of displacement, tenants have developed several strategies. These include organizing community exchanges and legal assistance from specialized organizations. Public relations also play a central role in drawing attention to grievances and putting pressure on landlords.

Overall, it can be said that the old Viennese building is still very popular. The current projects of 3SI Immogroup reflect this enthusiasm. At the same time, it is important that measures are taken to strengthen the rights of tenants and ensure that Vienna remains a place for everyone in the future, not just wealthy buyers. With clever politics and solidarity-based approaches, the Viennese lifestyle can be promoted for everyone.
