New residential project Village im Third”: space for 2,000 apartments!
In Vienna, where housing construction is flourishing, a new and exciting project is in the starting blocks: thisVillage in the third. Around 2,000 apartments will be built on an area of over 11 hectares in Vienna's third district, between Otto-Preminger-Straße and Hilde-Güden-Promenade. Completion is scheduled for 2027 Today reported.
The project, which is being developed by ARE Austrian Real Estate in cooperation with the City of Vienna and wohnfonds_wien, focuses not only on living space, but also on quality of life. In addition to the apartments, office and commercial space as well as childcare and education facilities will be created. A highlight is the Bert Brecht Park, which covers over 2 hectares of green space and invites you to linger.
A focus on sustainability
The architecture of the Village in the Third also makes you sit up and take notice. With two trapezoidal buildings connected by an underground car park, an almost car-free neighborhood is being created that focuses on sustainability. There are private outdoor spaces around the apartments such as balconies, loggias and terraces - perfect for gardening and relaxing in the city.
The apartments offer elegant parquet floors, modern tiled bathrooms and are equipped with innovative technology. An energy network with geothermal probes, heat pumps and photovoltaic systems is used here, which particularly underlines the environmental idea. The transport connections couldn't be better - tram, S-Bahn and subway stops are nearby, meaning Vienna's city center is easily accessible.
Vienna housing offensive 2024+
This innovative approach harmonizes wonderfully with the Vienna Housing Offensive 2024+, which was launched by Vice Mayor and Housing Councilor Kathrin Gaál. This offensive aims to successfully meet the challenges in the housing market, such as population growth and high construction costs. Around 22,200 socially sustainable apartments subsidized by the city are to be built in the next few years Housing advice Vienna reported.
The residents of Vienna not only benefit from a high proportion of subsidized housing. You also live in a city that is considered a model for social housing, as the city of Vienna emphasizes. Over 60% of Viennese live in subsidized or municipal housing, a special feature that sets Vienna apart from other metropolises with millions of inhabitants.
Within this framework, 5,700 new apartments in “New Municipal Buildings” are already in sight by 2025 and rents in municipal buildings are to be frozen for 2024 and 2025 in order to ensure access to affordable housing. An important goal is also the development of new districts with good connections to public transport in order to further improve the quality of life.
The Village in Third and the city's accompanying initiatives impressively show that Vienna is well on its way to remaining a livable and sustainable place to live for everyone. The combination of modern housing and a focus on social sustainability makes the Third District an exciting place for years to come.
