Floridsdorf: Good news for living space with new mega projects!

Floridsdorf, the vibrant district in the north of Vienna, is going strong into 2026. With several major projects in the starting blocks, the district remains a central driver of Viennese residential construction. In addition to the implementation of subsidized and privately financed housing, the development of the Danube Field will particularly cause a stir. Following the completion of the “An der Schanze” project with 1,400 apartments, new development plans are being drawn up for the “Donaufeld Ost district”, which will also include schools and social infrastructure. The total area of this urban development area will include an impressive 6,000 residential units, making Floridsdorf a real “laboratory for Viennese housing of the future,” as ad-hoc-news.de reports.

But that's not all: the “Tree City Floridsdorf” project in Werndlgasse adds a special touch to the whole thing. Here, a 150-year-old settlement is being converted into an “ecological village in the city”, which will create around 300 apartments using the principle of densification and timber construction. Those interested can participate in this project as part of a tax-optimized IFA builder model. The IFA has already placed around 49 million euros and is now launching its fourth investment, “Baumstadt 4”. A share starting at 15,480 euros per year is released. The project promises interesting returns of around 5.6% p.a. after the funding phase, while construction work is scheduled to begin in winter 2026, as can be found on [dfz21.at](https://www.dfz21.at/dfz/ Beteiligung-am-steueroptimierte-ifa-bauherrenmodell-baumstadt-4-moeglich/).

Sustainability in focus

An important aspect of the “Tree City” is environmental friendliness. Roof gardens, common rooms and the use of heat pumps and photovoltaics are planned, which should enable the project to achieve a high level of energy self-sufficiency. Consideration is also being given to planting new trees in order to maintain the natural charm of the area. The entire implementation follows the strict guidelines of climate-active certification, which means that Floridsdorf is also considered a pioneer in sustainable building.

At the same time, the ÖBB infrastructure in Floridsdorf is also being modernized. A new maintenance hall and storage facility are planned for spring 2026. This is part of the extensive renovation work that is pending on the S-Bahn main line between Praterstern and Floridsdorf. These will begin in summer 2026 and require numerous replacement measures.

A look into the future

Construction activity in Floridsdorf shows a clear trend towards the reuse of brownfield sites and higher demands on technical building equipment and energy-saving renovation. These aspects will become increasingly important in the coming tenders, which is also expected by the construction industry. The separation between subsidized and privately financed housing suggests a diversified tender landscape, which in turn will also attract smaller developers.

The dynamism that Floridsdorf is investing in these projects will not only upgrade the district as a living space, but also increase the quality of life of its residents and attract a wide range of investors and interested parties. The course has been set: Floridsdorf is and remains a hotspot for residential construction in Vienna.
