Vienna is heading full speed towards a new era of living! The city administration has launched a massive construction offensive in which an impressive 5,700 new CO₂-neutral community apartments are to be built. This initiative is the largest of its kind in recent years and is expected to provide new homes for around 13,000 people. A first step in this direction will be taken on November 3rd, when 98 apartments will be up for grabs in the Donaustadt. The completion of these first units at Brockhausengasse 52-54 is planned for early summer 2026, one more reason to look optimistically into the future.
The newly created apartments will have an area of between 35 and 95 square meters and will be first-class equipped, and each living space will have its own balcony or garden. What is particularly noteworthy is that tenants do not have to pay a deposit and receive permanent contracts. This provides additional security and a long-term perspective.
Focus on ecological living
An interesting detail is the combination of modern technologies that make the new building more efficient and environmentally friendly. Among other things, brine-water heat pumps, photovoltaic systems and innovative component activation are used. These measures are part of the city's goal to further improve the existing housing model and set environmentally conscious standards.
The construction projects are not limited to the Danube city. 221 additional community apartments are also planned for Berresgasse, which will be ready for occupancy at the beginning of 2025. In addition, 102 new units are being built in Floridsdorf on a former parking lot - an approach that makes efficient use of urban space and sets a further example of the city's commitment to affordable housing. The overall urban development strategy will transform these areas into new neighborhoods with up to 3,000 affordable homes, which will benefit the growing population.
Health of the construction industry
Another positive aspect of the construction offensive is the creation of jobs. The construction industry is expected to generate over 54,000 new jobs and generate added value of around 4.1 billion euros. In order to recognize the importance of the construction sector, the “Vienna is building forward” campaign was launched in collaboration with the Chamber of Commerce.
The city administration also plans to build a further 1,500 municipal apartments worth over 1 billion euros over the next five years. These will be integrated into a comprehensive refurbishment process already underway for a record number of council homes. Wiener Wohnen currently manages around 220,000 municipal apartments and over 200,000 subsidized apartments, more than 60% of which are occupied by Viennese residents. Vice Mayor and Housing Councilor Kathrin Gaál has repeatedly emphasized the relevance of social housing policy and pointed to the impressive number of over 9,100 renovations, which have already claimed around 591 million euros.
With a clear focus on quality and living standards, the city plans to reduce the renovation cycle to 40 years in order to significantly reduce energy consumption. The current program, which takes into account attic apartments, also ensures more living space in the city.
In summary: Vienna is well on its way to further expanding its pioneering role in social housing and at the same time increasing the quality of life of its citizens. All signs point to progress.
