Viennese real estate is booming: revitalization of historical treasures instead of new buildings!

There is currently a lot happening on the real estate market in Vienna. The city has clearly focused on the revitalization of historical architectural gems and climate protection. A recent report from ad hoc news highlights that housing completions have fallen to their lowest level in a decade, with just 9,400 new units on the horizon.

But that doesn't stop the drive: a lively demand for condominiums shows that modern approaches, such as converting old buildings and creating climate-friendly new buildings, are actually very popular. An outstanding example is the high-rise at Herrengasse 6-8, which is being extensively revitalized. 21,000 square meters will be created here to accommodate apartments, offices and shops; 284 units benefit from this upgrade and the historical identity is retained.

Sustainability in focus

Another exciting project is the conversion of the radio station on Argentinierstrasse. From 2026, 22 condominiums will be created there, supplemented by a new wood hybrid building with a further 35 units. What is particularly noteworthy is that geothermal energy and photovoltaics are used as energy sources in this project, which takes into account the trend towards sustainable construction.

In this context, the city district “Sophie 7” also stands out, which offers 176 subsidized apartments and 46 additional municipal apartments in a cosmopolitan and diversified new building. In addition, a kindergarten and an adult education center will be integrated here, so that a lively neighborhood can be created.

Ecological upgrading is becoming increasingly important

The first CO₂-neutral community building on Brockhausengasse opens a new chapter in Vienna's building history. This has 98 apartments and relies on modern technology with brine/water heat pumps and photovoltaic systems. The Seestadt Aspern is the showcase project, as all construction projects there are subject to strict quality tests.

While new construction projects are losing momentum, the revitalization of existing buildings is becoming increasingly strategically important. The urban development plan STEP 2025 also promotes development that is compact, resource-saving and climate-resilient. Affordable housing remains a central concern of the political agenda, which illustrates the need for a balanced housing policy.

Meanwhile, the Universidad Privada Norbert Wiener is taking a similar path with an innovation process in its library and aims to improve academic quality. Its mission is to facilitate access to trusted information, enrich the user experience, and strengthen a community for learning and scientific research. The library has therefore firmly decided to become the central contact point for knowledge generation.

This shows that Vienna is actively working on future-oriented and sustainable development in both the real estate sector and education. It remains to be seen how these initiatives will bear fruit in the coming years, but the signs are good.
